How to use DoorWalk
Create a property
Open Properties and add a property. Give it a name and say how many units it has. If most units share one size, pick it so every unit starts with that floor plan.
Under More options you can add the address, your own unit numbers (such as 101-112) and the seller's rent roll. A rent roll sets the unit count for you, so the two never disagree.
Want to look first? The example property is a made-up walk you can open with no sign-up.
Walk the units
Start the walk and the camera opens. Take photos with the round shutter button. Tap the microphone button to record a voice note, then tap again to stop. Each photo and note saves to the unit and room you are in, and you can switch rooms from the tabs on the screen.
- Rate each unit Good, Needs work or Can't rent.
- Done, next moves you to the next unit. The same screen walks common areas such as the roof, the parking lot and the pool.
- Keep people and papers out of photos. Photos showing them are kept out of what you share with contractors.
- If your browser cannot record, the screen says so and photos still work.
Confirm what needs fixing
Tap Suggest fixes and DoorWalk turns the unit's photos and notes into a list of suggested fixes. Accept or reject each one, change the quantity if you know it, or tap Accept all. Only accepted fixes are priced.
Each fix shows a price range. A fix that needs a specialist, such as a roofer, shows as an allowance until a real bid replaces it. The Findings tab keeps every accepted fix for the property, structural fixes first and cosmetic ones after.
Improvements and renderings
The Improvements tab lists ready-made options such as a classic or premium kitchen, with a cost for each. Choose the ones you want. Each choice shows what it does to your deal numbers once you have added a price, rents and a loan rate on the Deal tab.
To see an option, tap See it and DoorWalk turns your walk photo of that room into a concept picture of it after the work. Pictures are stamped as AI concepts.
Describe your own change adds anything you type, for example new counters and a pantry cabinet. It is priced from the cost table, never by AI, and you check each item before it counts. Your own changes are rendered the same way.
Costs
The Costs tab adds up every accepted fix into a property total, which you can view by door, building, area or floor plan. Prices come from a cost table by market and show as a range with a confidence level, never a single guess. An extra 10% for surprises is added to the walk's work.
Optional measurements narrow a range. The site measures, such as lawn and paving, are optional and also sit on Costs. Without them DoorWalk uses a rule of thumb per unit and the range is wider.
The deal model
The Deal tab turns the renovation budget and your own inputs into a yearly return, cash flow year by year and a what-if for things going worse. Set the return you want and it shows the highest price that still works. Rents and prices are yours: DoorWalk does not invent them.
You can add the seller's documents (rent roll, last 12 months' books, tax bill). Numbers printed plainly in a document are offered for you to confirm, and the seller's claims are never used as your numbers.
Reports
The Reports tab makes three reports from the same prices:
- Buyer: the realistic cost.
- Seller: what needs fixing, with photos, as a price reduction request.
- Lender: the scope of work, budget and draw schedule.
Save a report as a PDF, tap Share to send the file, or make a live link to share it. They are estimates, not an inspection, appraisal or contractor bid.
Contractor bids
From Costs, share the property with contractors: the whole property or chosen trades. They get a private link and need no account. The link works for 14 days and you can turn it off. Their prices show side by side next to the cost table estimate, and you pick which one a trade uses. Free allows 1 open invite at a time.
Read how to compare contractor bids before you choose.
Download everything
Download everything makes one ZIP with a spreadsheet, CSV files, JSON with its schema and a summary written for AI tools, so you can use it in Excel, Google Sheets or your own AI. It is made on your device, so it works offline. You can include the photos.
Working offline
Photos and notes save on your phone as you go. Uploads continue when you have signal, and the Uploads tab shows what is waiting. Keep the app open on Wi-Fi at the end of a walk so everything uploads.
You do not have to install anything. DoorWalk runs in your phone browser, and Install DoorWalk adds it to your Home Screen.
Using DoorWalk on a computer
Everything works on the phone. If you would rather review on a bigger screen, Open on your computer shows a link and a QR code for the same property. On a computer the app opens in a wider layout with a side menu.
Plans
Free: 2 buildings and 10 units a month. Each property also gets 10 free concept images, up to 30 a month. Paid plans are coming soon.
See your own use this month on the Plans screen after you sign in.
