DoorWalk vs DealCheck
DealCheck and DoorWalk both help real estate investors decide whether a deal works, but they do different jobs. DealCheck is a deal analysis app for many kinds of property. DoorWalk is a phone app for walking an apartment complex and pricing what every unit and area needs, then running the deal. Every fact about DealCheck below comes from its own public pages as of Oct 28, 2026, with a link. Products change, so check them before you decide.

The short answer
- Pick DealCheck to screen many deals fast across rentals, BRRRR, flips, multi-family, commercial buildings and short-term rentals, with comps and property data imported for you.
- Pick DoorWalk when you are buying an apartment complex and want the renovation budget to come from walking the units: photos and voice notes by unit, a list of fixes you confirm, prices from a cost table, and reports for the seller and your lender.
- Or use both: screen with a deal calculator, then walk the deals you are serious about.
What DealCheck does well
- Many strategies in one app. Its features page says it calculates metrics for "rentals, BRRRR's, flips, multi-family, commercial buildings and Airbnb's" (features).
- Comps and data. It lists recent sales comps, comparable rental listings and market statistics, and imports property details, list price, estimated value and rent, taxes, HOA fees and photos for most US properties (features).
- An offer calculator that works back from your criteria to the highest price you can pay (features).
- An itemized rehab worksheet. Each item is a fixed amount, a cost per item, a cost per square foot or a percent of the budget, saved as reusable templates, and you type the costs (help article).
- Rent rolls and lease schedules for multi-family and commercial property (multi-family calculator).
- Branded reports in one click, online or as a PDF, and apps for iPhone and Android (features).
What DoorWalk does
- Walk on your phone. Photos and voice notes save to the unit and room you are in, even with no signal.
- AI suggests a list of what needs fixing from the photos and notes, and you accept, edit or reject each line.
- Prices come from a cost table by market, never from the AI, shown as a range with 10% added for surprises. One measured unit stands in for its floor plan.
- Every unit, building, roof, common area and the grounds gets its own number.
- Concept images show what an improvement would look like, next to its cost.
- Contractors price your scope from one private link, with no account, and you compare their bids with the estimate.
- The deal model reads the rent roll, T-12, offering memo, tax bill, insurance quote and lender term sheet, and shows the highest price that still meets your target return.
- Three reports from the same facts: buyer, seller and lender. One download holds everything as a spreadsheet, CSV and JSON.

The biggest difference: where the renovation budget comes from
In a deal calculator, the renovation budget is an input. You decide the items and type what each costs, and the calculator carries your total into the returns. That is fast when you already know the property and your prices.
In DoorWalk, the budget is built from the walk. What you saw in each unit becomes a list of fixes, each fix is priced from a cost table for your market, and the total flows into the deal. On an apartment complex with dozens of units, that is the slow part, and it is what the seller and your lender ask you to show.
What DoorWalk does not do
- No sales or rent comps, and no property data import. You enter the address and units, or paste a rent roll.
- No flip, wholesale or short-term rental mode. It is built for buying and holding apartments.
- No app store download yet. It runs in your phone browser and can be added to your home screen.
- It is an estimate from a visual walk, not a home inspection, an appraisal or a contractor bid.
